Caledon Farmhouse Updates and Storm Damage Rebuilds

Caledon's farmhouses, mill-village homes and Bolton subdivisions each need something different, and we insulate, repair and rebuild with that in mind.

Insulation and draughts

Older farmhouses often have thin or missing wall insulation, gaps around windows and attics with very little between the ceiling and the roof deck. When a room is being renovated anyway, that is the right moment to insulate exterior walls properly, add a vapour barrier and seal the air leaks that make a house cold and costly to heat. In attics, old loose-fill such as vermiculite should be tested by a qualified specialist before anyone disturbs it, and we plan around the result.

Floors, framing and past repairs

A century home has usually been renovated several times already. We expect sloped floors, joists notched for long-gone ductwork or plumbing, and walls built in different eras with different materials. Once those are mapped, uneven walls are shimmed or furred out and low spots in the floor are built up before drywall, flooring and trim go in. The goal is a room that feels current while keeping the original features you want to save, such as wide-plank floors, staircases or deep window sills. If we uncover old wiring or anything else outside our trade, we tell you so the right specialist can look at it.

Rebuilding after storms and water damage

Rural and small-town properties take their share of hard weather: heavy rain, spring melt, ice and wind that can bring down trees. When water gets into a basement or a storm damages part of a house, the first calls usually go to a restoration or drying company and to your claims adjuster. Once the space is dry and safe, the rebuild is where we come in. We work directly for homeowners and as a subcontractor to restoration companies, putting damaged rooms back together:

  • Removing damaged drywall, insulation and flooring that the drying crew has not already taken out
  • Replacing framing, insulation and vapour barrier
  • New drywall, taping and paint matched to the rest of the house

Bolton's historic core sits in the Humber River valley, while much of its newer housing, built from the 1970s onward, climbs the hills around it. In those Bolton homes and in Mayfield West, a rebuild is often a matter of matching builder finishes. In a Caledon century home it can be a chance to fix old problems while the walls are open. Either way, you get a written, itemized scope that you can share with the adjuster.

Permits in the villages and on the Escarpment

Adding bedrooms or a bathroom in a basement, removing a load-bearing wall or creating a secondary suite generally means applying to the Town of Caledon for a building permit, and we factor that into the plan from the start rather than discovering it halfway through the job. Around Belfountain and in other parts of western Caledon, some properties also come under the Niagara Escarpment Commission, whose own approval generally comes first, before the Town will issue a building permit for work outside the house.
