Interior & Exterior Painting

Painting is the renovation job most people have tried themselves, so they already know that rolling colour onto a wall is the easy part. The real work is everything around it: clearing and covering the room, filling and sanding, priming stains, and cutting a clean line where the wall meets the ceiling. Skip those steps and it shows, because a patch that was never sanded or a water stain bleeding back through stays visible long after the painters have gone. We paint detached homes, condo suites, rentals between tenants, offices and stores across Toronto and the GTA, and that preparation is where most of our effort goes.

Prep work that decides the finish

• Furniture moved to the middle of the room and covered, floors protected with drop cloths, and switch plates and door hardware taken off.
• Holes, dents, cracks and nail pops filled and sanded flush; larger damage is repaired by our drywall and taping crew before painting starts.
• Gaps along trim, casings and baseboards caulked so every line reads clean.
• Glossy surfaces scuff-sanded, and marks from water, smoke or marker sealed under a stain-blocking primer.
• Repairs spot-primed so patched areas do not show up as dull spots in the final coat.

Then we cut in by hand along ceilings, corners and trim, and roll each wall in even sections while the edge is still wet, so no lap marks show once the paint dries.

Sheen, washability and where each finish belongs

The same colour looks different in different sheens, and the sheen also decides how well a wall stands up to scrubbing. As a general guide:

• Flat or matte hides imperfections well and suits ceilings and quieter rooms.
• Eggshell is a common pick for living rooms and bedrooms, with a soft glow and better washability than flat.
• Satin holds up in kitchens, hallways, bathrooms and kids' rooms, where walls get wiped often.
• Semi-gloss is hard-wearing and easy to clean on trim, doors and baseboards.

Colour is hard to judge from a chip. We suggest painting large sample patches on two or three walls and looking at them in morning daylight and again at night before you decide.

Exterior painting around Ontario weather

Outside, the calendar matters. Paint needs a dry surface and temperatures within the range printed on the can, both while it goes on and while it dries, so exterior work in the GTA belongs to the warmer part of the year and moves around rain. We scrape loose and peeling paint, feather the edges, repair or replace rotted wood trim, prime bare wood and caulk open joints before finish coats go on siding, trim, doors, porches and railings. Wood decks usually call for stain rather than paint, and that work is part of our deck services.

If a ceiling or wall is stained from a leak, the source has to be fixed first by the right trade, whether that is a plumber or a roofer. Painting over an active leak only hides it until the next stain appears.

Painting homes, rentals and businesses while they are in use

Many of the rooms we paint are lived in or open to customers. We work room by room so the other rooms stay usable, keep a clear path through hallways, and put furniture back when each room is done. For landlords and property managers, we plan a unit repaint around the move-out and move-in dates you give us, and the dings, loose trim and small fixes found at turnover can be handled in the same visit as part of our repairs and maintenance work. Offices and stores can be painted in sections, at times agreed with you, so the space keeps operating.

What goes into a painting quote

The price depends on the wall and ceiling area, ceiling height, the amount of trim, the number of doors and colours, and the condition of the surfaces. A room that needs a lot of patching, stain priming or coverage over a dark colour takes more labour than a clean wall getting a similar shade. Paint grade and sheen, furniture moving, and access to tall stairwells or exteriors that need ladders or scaffolding also play a part. We list rooms and surfaces separately, so you can choose which rooms to do now and which to leave for later.
