Decks built close to the ground are often exempt, while a raised platform off an upper patio door generally needs a building permit from the Town of Whitby. We also check your survey for setbacks and any easements, and no footing holes are dug until the approval is in hand.

Generally, exterior changes such as new windows, porches, additions or siding are the ones reviewed, because the district protects the streetscape. Most interior work, like a kitchen or basement, is simpler, but it is always worth confirming with the Town before you commit. Yes, that is how most basements are done. We seal the stairwell, protect the route in and out, and keep noisy work to reasonable hours. The furnace and laundry stay usable for most of the project. Expect roughly four to eight weeks, and we will tell you in advance about any days when water or power has to be shut off by a licensed trade.

Pressure-treated lumber is the traditional choice and can last well if it is sealed or stained every few years. Composite boards cost more at the start but resist splitting and do not need staining, which suits owners who would rather not spend spring weekends on maintenance. We walk you through samples and include both options in the estimate if you are undecided.

Rural homes in north Whitby have often been added to and repaired over many generations, and they usually rely on a private well and septic system rather than municipal services. We look closely before quoting, plan interior work around those systems and tell you when a specialist, such as a septic contractor, should be part of the project.
