Ask people in Mississauga where they live and you will often hear Port Credit, Streetsville or Meadowvale first, and a renovation here depends a lot on which of those places the house sits in. A washroom in a Clarkson split-level, a two-bedroom suite in a City Centre tower and a ceiling stained by the unit upstairs each need a different plan. The City of Mississauga took its current form in 1974, when the Town of Mississauga joined with Port Credit and Streetsville, and those old boundaries still show in the housing. Near the lake, Port Credit, Lorne Park and Clarkson have many post-war bungalows and split-levels, with newer infill homes where older ones have been replaced. Streetsville keeps its village main street and a pocket of older houses around it. Farther north, Erin Mills and Meadowvale were laid out as planned new towns beginning in the early 1970s, so many of their detached houses and townhouses have had kitchens and bathrooms redone at least once, and some are due again. Around Square One, the picture is mostly condominium towers, where the building has almost as much say in a renovation as the owner does.
That variety is why we walk through a Mississauga home before we price anything. A bathroom in an older Meadowvale townhouse, for example, often has a tub surround that has been re-caulked many times over and a subfloor that deserves a close look once the old tile comes up. A condo kitchen, by contrast, is usually sound underneath but boxed in by rules about noise, deliveries and flooring.
A bathroom is often the first room to show its age in a Mississauga house or condo, and the lasting fix usually goes deeper than new tile. The work follows a familiar path: take the room back to the studs, deal honestly with what we find, then rebuild it so it lasts. A typical project includes:

Renovating a condo near Square One or along Hurontario Street starts with the building's rules rather than the floor plan. Many condominium corporations ask to see the scope of work before it begins, limit working hours, require elevator bookings for materials and debris, and some specify the acoustic underlay allowed beneath hard flooring. We go through those requirements with you at the start and plan around them, so the management office hears from us before it hears from your neighbours.
Condo living also brings a particular kind of repair: water from the suite above, a failed dishwasher line or a shower that has been seeping quietly into a wall. Once the source has been fixed and everything has dried out, we cut out damaged drywall, replace swollen baseboards and flooring, and patch and repaint ceilings so the repair disappears. In a detached house the same thing happens on a larger scale, often in a finished basement after a leak. When a property manager or restoration company is already involved, we can work from their scope and keep our notes clear for everyone.
Old tile and surrounds come out, soft subfloor and framing get repaired, and the new shower goes over a proper moisture-resistant backer instead of drywall.
Alteration requests, working hours, elevator bookings and underlay requirements are sorted out with you and the management office before the first day of work.
Once the leak is stopped and the materials have dried, wet drywall, baseboards and flooring are replaced and ceiling patches are blended until they stop drawing the eye.
