Many Milton homes went up in the 2000s and 2010s, and now it is time for a finished basement, better finishes and a deck the family will actually use.
Milton changed faster than almost anywhere in the country in the early 2000s, and whole neighbourhoods of townhouses, semis and detached homes appeared within a few years. Those houses have settled in, the families living in them have grown, and the unfinished basement or bare backyard is starting to feel like wasted space. Those are exactly the projects our team is set up to handle.
Census counts in 2006 and 2011 put Milton at the top of Canada's growth rankings, and building carried on strongly afterwards. Hawthorne Village, begun around the turn of the millennium, was among the first of the new subdivisions, and neighbourhoods such as Dempsey, Clarke, Harrison, Willmott, Coates, Scott and Ford grew up alongside and after it, some of them still filling in. Much of that housing is townhouses and semi-detached homes on compact lots, with plenty of detached houses in the mix. The original town, centred on Main Street, still has its older homes and downtown shops, and the Niagara Escarpment rises to the west.
Newer homes are generally in decent shape, which changes the conversation. Instead of fixing decades of wear, most Milton projects are about adding usable space and replacing the basic finishes that came with the house. A few early issues do show up in homes of this age, such as drywall nail pops, small cracks at corners and doors that have drifted out of alignment as the framing dried, and we fix those along the way.
An unfinished basement in a house built in the last twenty-odd years is usually one of the more straightforward spaces to complete: poured concrete walls, a dry slab, and in many cases a builder layout that already allowed for future finishing, sometimes with a rough-in for a bathroom. Our work typically covers framing, insulation, drywall and taping, then flooring, trim, doors and a final coat of paint, turning the space into a playroom, guest bedroom, office or media area.
Before drawing up a layout, we note where the furnace, water heater, sump pit and any rough-ins sit, because those decide the plan far more than personal taste does. Bedrooms have window requirements, so we check that early too. The Town of Milton requires a building permit before any part of a basement is finished, and we build our schedule around its inspections; a typical basement keeps our crew busy for four to eight weeks.

Depending on its height and size, a deck may need a building permit, and some townhouse communities have their own rules about what can be built out back, so we raise both points at the estimate stage.
